Sharjah’s New Rental Law

Sharjah’s New Rental Law : A new rental law in Sharjah, effective from September 2024, ensures landlords are not liable for fines or fees caused by tenants. Dr. Mansour bin Nassar, Head of Sharjah’s Legal Department, clarified that Article 10 protects landlords unless their rental contract states otherwise.

Based on Islamic principles of fairness, the law emphasizes that “no one is punished for another’s error.” Dr. bin Nassar called on Sharjah Municipality and utility providers to enforce this strictly. For disputes, parties can contact Sharjah’s Legal Department.

Issued by His Highness Sheikh Dr. Sultan bin Mohammed Al Qasimi, the law mandates landlords to certify leases within 15 days, with penalties for delays. Tenants can seek a judge’s help if landlords don’t comply. It also freezes rents for three years on new leases and allows early contract termination in rare cases, with compensation starting at 30% of remaining rent.

The law supports Sharjah’s thriving property market, which recorded Dh4 billion in transactions in October 2024, promoting a fair and clear rental system.
